THE SHORT ANSWER

What does a property manager need to keep fire extinguishers compliant?

Every extinguisher in common areas (hallways, garages, pool and clubhouse kitchens, trash and mechanical rooms) needs a monthly check, a yearly inspection and tag from a licensed company, and periodic internal maintenance and hydrostatic testing. The hard part is tracking dozens of units across several properties, and that's the record we keep for you.

Rules vary by city and building, and your local fire marshal has the final say. We'll tell you what your inspector will look for.

THE PROBLEM

Why property portfolios fall behind

Each building runs on its own calendar, site staff turns over, and units get damaged or taken between visits. Inspectors, boards and insurers don't accept "we didn't know."

  • 01

A different due date at every property

Five buildings bought at five different times means five inspection calendars. One slips, and that's the one that gets inspected.

  • 02

    Missing and discharged units

Garage and hallway extinguishers get used, emptied or stolen. Until someone notices, the cabinet is just a red box.

  • 03

Questions from the board or insurer

When the board, an inspector or the insurance carrier asks for proof, you need a report per building, not a search through emails.

  • 04

    Vendors who don't show

Residents notice when nobody comes. You need a crew that books a window, shows up in it, and works with your site staff.

THE SOLUTION

One schedule for your whole portfolio

  1. 01

    One inventory across properties

Every unit at every property mapped once, with its location, type and due dates.

  2. 02

    Visits coordinated with your staff

We work with your site managers on access to garages, mechanical rooms and amenity spaces.

  3. 03

    Fixed on the spot

Missing, damaged or discharged units replaced or recharged on the same visit whenever possible.

  4. 04

    A report per property

One report for each building, ready for the board, the inspector or the insurer, and reminders before anything is due.

QUESTIONS

Property managers ask us

Can you handle all of my properties under one account?

Yes. We map every property once, keep them on one schedule, and send you a separate report for each building.

How often do common-area extinguishers need service?

A monthly visual check, a yearly inspection and tag from a licensed company, internal maintenance every six years for most dry chemical units, and a hydrostatic test every twelve years (every five for CO2 and water units).

What happens if an extinguisher is missing or has been used?

We replace or recharge it on the same visit whenever possible, and we offer 24/7 emergency service if a unit is needed right away.

Do you work in the Florida Keys?

Yes. We serve properties from Miami-Dade and the rest of South Florida down to the Florida Keys, and we take projects elsewhere in Florida.

Can you coordinate access with our building staff?

Yes. We schedule with your site managers and work around residents, so garages, mechanical rooms and amenity spaces are open when we arrive.
